What DTI gets me approved?
Conventional caps around 36-45% back. FHA up to 43-50%. VA focuses on residual income. Non-QM can go to 50-55% with compensating factors.
I'm self-employed — will my income count?
Yes. Bank statement programs use 12-24 months of deposits rather than taxable income. This often results in a higher qualifying figure for business owners.
Does this include PMI?
No. If your down payment is under 20% on a conventional loan, add estimated PMI to your tax+insurance input for a more accurate PITI.
