These Terms of Service govern your use of usinvestorlending.com and the calculators, reports, and services offered on it. This site is operated by MortgageToday LLC, a licensed mortgage broker (NMLS #2727066), doing business as USInvestorLending. By using this site you agree to these terms.

1. Not a Commitment to Lend

Nothing on this site constitutes a loan offer, pre-approval, rate lock, or guarantee of any specific rate, term, or approval outcome. Estimated rates shown are illustrative and change frequently.

2. Educational Purpose of Tools

Our calculators and qualifiers are informational tools. They rely on assumptions and on the values you enter, and they simplify complex underwriting decisions. Actual loan terms are determined by a lender after a complete application and review.

We make no warranty that any calculation is accurate, complete, or applicable to your situation. Verify all figures independently before making financial decisions.

3. Not Legal, Tax, or Investment Advice

Content on this site, including guides on entity structure, investment strategy, and tax treatment, is general information only. It is not legal, tax, accounting, or investment advice. Consult a licensed attorney, CPA, or financial advisor about your specific circumstances.

4. Licensing and Geographic Scope

MortgageToday LLC is a licensed mortgage broker in Florida and Texas and originates loans in 35 states through wholesale lending partners. We can only provide mortgage services in jurisdictions where we hold the required licenses or authorizations.

5. Pro Membership

Subscription and billing

• Pro Membership is billed monthly or annually as selected at checkout, and renews automatically until canceled.
• A free trial may be offered. If you do not cancel before the trial ends, your subscription begins and the selected plan is charged.
• You may cancel at any time. Cancellation stops future renewals; access continues through the end of the paid period.
• Fees are non-refundable except where required by law.
• Payments are processed by a third-party payment provider. We do not store full card numbers.

White-label use

• Pro members may apply their own logo, name, company, contact details, and license or MLS number to reports generated by our tools.
• You are solely responsible for the accuracy of the branding and license information you supply, and for ensuring your use of branded reports complies with the advertising, disclosure, and licensing rules that apply to you.
• You may not misrepresent your licensure, imply an approval or commitment that does not exist, or use branded reports in a way that is deceptive or misleading.
• Reports remain estimates. Distributing a branded report does not make it a loan offer.

6. Acceptable Use

You agree not to:

• Scrape, copy, reverse engineer, or redistribute the tools or underlying calculations
• Resell access to the platform or share Pro credentials with people outside your license
• Use the site to violate any law or regulation, including fair lending, advertising, and privacy laws
• Submit false information or attempt to interfere with the site's operation or security

7. Intellectual Property

The site, its design, calculators, report templates, and content are owned by MortgageToday LLC and protected by intellectual property laws. Pro Membership grants a limited, revocable, non-exclusive license to generate and distribute branded reports for your own business use. No other rights are granted.

8. Third-Party Services

We link to and integrate third-party services including scheduling, payment processing, CRM, and lender portals. Your use of those services is governed by their own terms and privacy policies. We are not responsible for third-party services or content.

9. Disclaimer of Warranties

The site and tools are provided on an "as is" and "as available" basis without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant uninterrupted or error-free operation.

10. Limitation of Liability

To the maximum extent permitted by law, MortgageToday LLC and its officers, employees, and agents are not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, or investment losses, arising from your use of the site or reliance on any calculation. Our total aggregate liability for any claim will not exceed the amount you paid us in the twelve months before the claim.

11. Indemnification

You agree to indemnify and hold harmless MortgageToday LLC from claims, damages, and expenses arising out of your use of the site, your branded reports, or your violation of these terms or applicable law.

12. Changes to These Terms

We may update these terms at any time. Continued use of the site after changes are posted constitutes acceptance of the revised terms.

13. Governing Law

These terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any dispute will be brought in the state or federal courts located in Miami-Dade County, Florida.
